A deposit of $2,500.00 on the day of the sale in the form of Cash, Cashier’s check or other check acceptable to the auctioneer, made payable to Trout Auctioneers, Inc. Balance due at settlement within 45 days from the date of sale. Purchaser should be aware that the sale is subject to court approval, which may or may not delay settlement. Purchaser shall pay for all settlement costs except for the cost to prepare the deed Should the purchaser fail to make settlement the deposit will be forfeited and the property will be resold at the risk and cost of the defaulting purchaser, including attorney’s fees and all incidental and consequential damages.
