A deposit of $10,000 on the day of sale with guaranteed funds. Settlement within 30 days from the date of sale. Taxes and all other municipal charges will be adjusted to the date of sale. Cost of all documentary stamps, transfer taxes, document preparation and title insurance shall be borne by the purchaser. The improvements are being sold in an "as-is" condition.
