Strohm: All that lot or parcel of land containing 18,380 sq.ft., more or less, known as 528 2nd Av., Brunswick, Frederick County, Maryland and more fully described in Liber 01361, folio 00966, one of the land records of Frederick County, Maryland. Improvements consist of a brick veneer ranch style dwelling containing approx. 1,260 sq.f. of living area built circa 1984. There are 3 bedrooms & 2 full baths, dining area, living room and eat-in kitchen. There is a full cement floor basement with outside entrance and rough-in for 1/2 bath. Other improvements consist of a wood deck at the rear of the home. The property is serviced by town water & sewer. Heating & cooling by heat pump.

Terms

A deposit of $10,000 on the day of the sale in the form of Cash, Cashier's check or other check acceptable to the auctioneer, made payable to Trout Auctioneers, Inc. Balance due at settlement within 45 days from the date of sale. Taxes and all other municipal liens and charges will be adjusted to the date of sale. Cost of all documentary stamps, transfer taxes, document preparation and title insurance shall be borne by the purchaser. The seller shall pay for the deed. The improvements are being sold in an "as-is" condition. Time is of the essence and the terms of sale are to be complied with; the closing must occur within 45 days of the sale, otherwise the deposit will be forfeited and the property will be resold at the risk and cost of the defaulting purchaser, including attorney's fees and all incidental and consequential damages.
